Do You Manage Property Full Time?
Yes. We have managed rental property full time since 2006. This is not something that we do part time and we are actively involved everyday in Property Management. We own investment property in the areas that we manage so we are able to have a unique perspective about investment property. We are upfront and honest in all of our dealings and treat each and every customer and client just the same that we would want to be treated. How Do you Market Your Properties For Rent? ​
We spend a lot of time to create a personalized marketing plan for each client. Some of our marketing plans are listed below.

Place a For Rent Sign in the yard (Some Clients Prefer Not to Have a sign in the yard and that is ok)

Hire a professional Photographer to Take high quality photos that are edited and uploaded to the listing

How Do You Screen Your Tenants?
Just like our marketing plan we are very detailed in our tenant screening process. We understand that it is very important to approve an applicant for the property that can afford to pay their rent on time, keep the property in excellent shape and be a good neighbor. In order to view one of our properties a prospective tenant will have to set up an appointment to view online. We have a very sophisticated online appointment scheduling program that allows the prospect to view the showing times during the week and set up a time that works best for their schedule. We will also have them answer questions that we want to know before we will confirm the appointment. Some of those questions are: How soon are you looking to move? Do you have a deposit ready to secure the home? What is your current monthly rent? What is your gross monthly income? Why are you moving? We find that by getting these questions answered early in the process it not only saves the prospect time but it saves us time as well. Once the appointment is set and confirmed we will show the property in person and walk them through the house and answer any questions that they might have. If they would like to proceed and try to rent the home then we will have them fill out the full rental application. The application is very detailed and from that application we will have the necessary information to pull the credit report, criminal report, sex offender report, employment information and rental references. Each application is processed the same way and we work on a first come first serve basis.What Are Your Fees?We want our clients to feel that they are getting the best possible service from our company so all of the fees are performance based. Our fee structure is very simple and straightforward.

How Do You Handle Maintenance?
We have several full time maintenance technicians that can handle most problems that arise. We also have close relationships with any type of vendor that would be needed to solve a maintenance problem that is out of the scope of work for our in house maintenance team. We are given discounted rates from these vendors and we pass those savings on to our clients. We will assess the maintenance requests as they come in from our residents and send out the appropriate vendor to solve the issue. We will pay the vendors and bill that to the owners account which will be deducted from rental proceeds. We will also upload all receipts and invoices to the online portal for the owners to review anytime 24/7.
How Often Do You Inspect Homes?
We personally inspect the homes every 6 months and fill out a detailed inspection sheet which is uploaded to the online portal for the owners to review. We will also take pictures and videos if necessary. We also do inspections anytime that maintenance is requested by our residents. We are in constant communication with our tenants because we want to make sure that all preventable maintenance is handled and that the house is being kept in good condition.
When Do You Transfer Rental Proceeds?
The net rental proceeds are Transferred at the end of the month before the last business Day. The rent is collected at the beginning of the month and held in the account as maintenance escrow until the end of the month when it is transferred to the owner. All transactions are done within our online property management software and are very detailed and transparent for all parties.
What Accounting System Do You Have?
We use An Online Property ManageMent accounting system called Buildium (www.Buildium.com). This system allows us to run our business completely online. This is very important because Alot of our clients live outside of Mississippi and some even live outside of the US. Being able to have up to date information available to our clients 24/7 is a must. Resident Portal: A resident portal that allows tenants to make a rent payment, review payment history, view or download their lease and make maintenance requests..

Owner Portal: Allows owners to have online access to all financial data including detailed reports, detailed tenant information, EFT Payments and more. Statements can be viewed anytime of day with a click of a button.

Communication: Being able to communicate with all my management team, rental owners, and contractors through one website. Create tasks and job orders that are emailed to the management team or contractor.

Online Application: Customizable online application for tenants to fill out. We screen every tenant that is applying to lease one of our homes. We check Credit History, Criminal and Sex Offender, Rental and Employment History.

1099 Reporting: Buildium will file and mail your 1099’s to each vendor and rental owners.
